A Personal Message from Todd…
I was born in Arizona and am a third generation resident. I grew up in Scottsdale and have lived in the Valley of the Sun my entire life. In that time, I have been a custodian, professional drummer, martial artist, security officer, Appraiser, Real Estate Agent, Property Manager Assistant and Small Business Owner and Investor. I can personally relate to going through hard times and being in a place where I needed help but was unsure who to trust. I have personally been through a divorce, lost a home to foreclosure, been personally bankrupt, lost a prior business, etc. I believe in the famous saying:“Never judge a person until you have walked a mile in their moccasins.” I have done my fair share of walking, believe me. One of the reasons I started this business with my wife Lucy was to give other people the respect I seldom got when I fell on difficult times. That’s why our motto is People First!
Hurst Capital and Investments was started by Todd and Lucy Hurst.
Todd and Lucy Hurst are part of an investor education network. As such, we are up to date on the most current strategies we use to help homeowners, buyers and other investors who need us. We have current tools and are heavily resourced and networked through our group as well. What this means for the people we help is,…we solve problems the first time and we do it efficiently and ethically. For us, there is no other way to behave as a company or as individual people.
Appraisal and Real Estate Agent Career (from Todd):
I started in the Real Estate industry in December of 1997. During my time as a real estate appraiser, I spent most of my career appraising new homes. Since most of the new homes tend to be built in the outer portions of the Valley of the Sun, I became very familiar with the valley as a whole. I did appraisal reviews, resale purchase appraisals and some litigation support as well. I did appraisals on homes ranging in value from under $25,000 all the way up to multiple millions of dollars. My last appraisals were done prior to 2009 when I left the appraisal industry.
I earned my Arizona Real Estate Salesperson License in August of 2008 while I was still functioning as an appraiser. I got my license to expand my service offerings. At that time, the appraisal business was declining in work volume and changing due to the crash that had started to appear in late 2007, I needed to have more opportunities to support my family.
As an agent, I worked mostly as an analyst doing BPO’s (Broker Price Opinions). BPO’s use the comparable method in a similar way as is done with the market approach to value in an appraisal report. There are big differences between appraisals and BPO’s though as the two are used differently. Most of the appraisals I did were for lenders in determining market values for lending purposes. Whereas the BPO’s were typically used by banks, investors or other note holders when they were evaluating their best options with a non performing loan. I also did sell homes as a buyer’s agent, worked as an assistant property manager and listed some homes as well.
As an appraiser I completed well over 5,000 appraisal reports. In that same time, I probably researched many more properties that never became full appraisal orders. As an agent, again, I did several thousand BPO’s and did sales, property management, and represented buyers and other investors. I was part of a bank owned property team that sold hundreds of REO homes in 2008-2009.
Lucy L Hurst (Kempton) has multiple degrees in the criminal justice field and is a good detective. She earned her Associates Degree in Criminal Justice from ITT Technical Institute in 2011 and then her Bachelors Degree in 2013, also from ITT Technical Institute. She joined Todd Hurst in starting Hurst Capital and Investments in order to help people solve problems. Lucy Kempton was born in Glenwood Springs, Colorado. She moved to Mesa, Arizona as a young child. Lucy attended her primary grades and middle school in Mesa, Arizona and graduated from Westwood High School in 2009.
